JJoseph Freed & Associates retained Perkins Eastman and strategic alliance partner Belluschi Consulting to provide planning and conceptual design for the conversion of 24 acres of the former Gates rubber factory into a 3M sf mixed-use development.

The goal of this major transit-oriented development is to create a dynamic community-a prime destination in Denver. Metropolitan Gardens features 830,000 sf of retail; 12-story condo/apartment buildings with 1,200 units; office, hotel, and restaurant tenants; and a potential senior living component. Multiple opportunities for recreation and entertainment are offered via a large park with picturesque views and access to the South Platt River and smaller parks and plazas to host programs and a farmer’s market. Performance spaces are located throughout the site. Convenient access to downtown Denver is available via a light-rail station, linked to the site by two pedestrian bridges.
