The strategic alliance of Perkins Eastman + Belluschi Consulting was retained by Madison Marquette and Richardson Development to provide a 114-acre master plan for its presentation to the master developer of a 700-acre mixed-use site. The plan incorporates retail, residential, office, hotel, and entertainment components.

Rentschler Field is a historic site that formerly served as a corporate airfield for Pratt & Whitney. The airfield began operations in 1931, but was decommissioned in the 1990s and donated to the state of Connecticut by United Technologies Corporation (UTC). Current occupants of the site are Pratt & Whitney, United Technologies Research Center, and the University of Connecticut football stadium.

The developers’ vision for the site is to create an innovative mixed-use community that balances technology-based research and development companies with upscale residential and opportunities for shopping, dining, and entertainment. Additional amenities envisioned for the site include a 10-acre lake, three miles of walking trails, and a comprehensive public transportation network.

Phase one of the project, which includes the Connecticut Center for Advanced Technology and Cabela’s, is expected to be complete by 2008, with the entire development reaching fruition in 15 years.
