Capital Guidance retained Perkins Eastman and strategic alliance partner Belluschi Consulting to provide master planning and conceptual design for a new urban village.
Situated on the former Kmart headquarters site, the 42-acre project features 600 units of multi-level condominium and individual townhouse units, 350,000 sf of open-air lifestyle retail, 160,000 sf of class-A office space, and a 225-key hotel. A senior living component is also a consideration for the development. The high-visibility project is located adjacent to Somerset Collection, the area’s most exclusive upscale shopping center, boasting tenants like Gucci, Cartier, and Burberry.
Troy is a thriving center of business, particularly in the automotive and financial sectors, and is home to a number of major companies, including DuPont Automotive and Delphi Corporation. Based on property values, Troy is Michigan’s second largest city after Detroit. The development is in line with the city of Troy’s vision to further enhance the strong commercial corridor along which the site is located with dynamic retail and residential options.
